Magnus Development Partners and Colliers announces the first two tenants at 803 Industrial Park as construction progresses

Givens and Mattress Warehouse executed leases prior to the buildings’ completion

COLUMBIA, SC | MARCH 14, 2023

Colliers | South Carolina pre-leased two buildings at 803 Industrial Park in West Columbia as Magnus Development Partners pushes on with construction after breaking ground on the park in Q4 2022. The park, a partnership between Magnus and Columbia Metropolitan Airport, will consist of over one million square feet of speculative industrial space across four buildings.

Givens has leased the entire 252,720-square-foot Gateway Three building which broke ground on November 1, 2022 and will deliver in Q2 2023. Givens is a top-performing warehousing, transportation and 3PL company. In addition to this new location, it owns and operates over 2 million square feet of warehouse space in Chesapeake, VA; Reno, NV; Savannah, GA and Seattle, WA. Its buildings are custom-designed to efficiently meet modern, fast-paced distribution requirements.

Mattress Warehouse has leased 56,160 square feet at the Gateway One building which also broke ground on November 1, 2022 and will deliver in Q2 2023. Mattress Warehouse carries the largest selection of quality name-brand bedding – Serta, Sealy, Stearns & Foster, TEMPUR-Pedic, Kingsdown, Aireloom and more. Mattress Warehouse has over 250 store locations and it will use 803 Industrial Park as a distribution center.

“Despite economic headwinds, we continue to see strong demand and short supply with leases being executed on speculative buildings either before developers break ground or while they are under construction,” said Salley, Managing Director in Colliers’ Columbia office. “Our team is working diligently to have the entirety of the park leased as Magnus goes full speed ahead on construction of three buildings.”

196,560 square feet remains available for lease at the 252,720-square-foot Gateway One building. Gateway One will feature a 190-foot deep truck court, up to 57 dock-high doors, 72 trailer drop spaces, 50-foot by 54-foot bays, 32-foot clear heights, ESFR fire protection and LED lighting. The building will be subdividable for users needing as little as 56,160 square feet of space.

803 Industrial Park has several logistical advantages; the park is adjacent to CAE, the UPS regional air hub, the UPS ground hub, FedEx Freight and a Norfolk Southern transload rail terminal. Additionally, the site is 1 mile from I-26 with easy access to surrounding markets via I-77, I-20 and I-95 and within two hours of the Port of Charleston.
